Questions about agent information on listing pages

We installed upgrades to www.nwrealty.com yesterday and notified our customers that their contact information, photos and logos can now appear with their listings on our site.  Additional information is available at our Reciprocal Link Policy page and Linking Examples page.  Here are some questions and answers about this new feature …

  1. Why doesn’t my agent information appear with my listings?
     
    For your contact information to appear you must either link to www.nwrealty.com from your website or advertise with us (starting at $39/month which includes a website and subscription to services on your office site).
     
  2. Why doesn’t my office information appear with my listings?
     
    A few offices are grandfathered into the nwRealty Network with a very low level of agent participation such that we can only justify promoting those that reciprocate in some manner.  If you would like your information to appear with your listings, please link to www.nwrealty.com from your website or consider using our advertising services for your personal promotion.
     
  3. Can we add additional phone numbers, email addresses and tag lines?
     
    For now we’re only displaying the company and agent names (as licensed) with their city, state, primary phone number, and weblink.  We’ll add more information during the next phase of development.  However to prevent harvesting by spammers we do not plan to openly publish email addresses.
     
  4. How do we know how many times our information is viewed by prospective clients?
     
    We record each time your information and listings are viewed and email reports to advertising agents each month.  These displays of your information will be included in those reports.  This upgrade is also the first step in reporting how many times an individual listing is viewed on our site.  We will include that information in reports as we continue development.

Security Alert

For the past several weeks viruses of moderate severity have been proliferated after legitimate sites are hacked.  Subsequent visitors are automatically redirected (or click links) to malicious sites.  The hackers employ a “SQL Injection Attack” to exploit vulnerabilities in a site’s programming.  

Last week the NWMLS Discover website was hacked and their tech staff immediately shut down public access while they repaired the site and “hardened” it against future attacks.  The following was broadcast by NWMLS yesterday in their Monday Email Update …

Discover Security & Virus Cleanup…

Last week Discover received numerous attempts to access and compromise the system.  Fortunately the updated security patches installed have effectively thwarted these attacks.

While Discover was compromised and temporarily became a mechanism used to deliver malicious files (virus) it was not the only site on the Internet affected.  We have reports of people getting infected from links found on key search engines as well as corporate websites.

The biggest challenge ahead of us is the clean up and prevention of future infection.

The best method one can use to get an infected system clean is to update the anti-virus software and perform a full scan. If the full scan does not resolve the issue contact the anti-virus vendor and put pressure on them to get an update available that will address the problem.

NWMLS technicians have identified several security programs that clean up some of the malicious files but none of the scans are consistent.  If your anti-virus vendor does not produce the results you expect contact NWMLS for additional information.

***Please be cautious of advertised ‘clean up’ or ‘removal’ tools available on the Internet.  Often these tools come with a myriad of other malicious files such as spy/adware.  They are often focused on removing a specific virus and will not remove others.  Again your best bet is to contact the anti-virus vendor and pressure them for an update.

While researching the viruses that are actually passed on as a result of this attack I have confirmed NWMLS’s comment that most “free” software fixes are themselves worse than the virus itself.  Thus far Norton Anti-virus (Symantec) products have done well in protecting our systems from infection of viruses.

Several of our fellow developers have experienced similar problems as the NWMLS and we consider ourselves fortunate to have been spared this headache so far.  In the event that we are attacked, we are prepared to treat this as a catestrophic event and will restore service as quickly as possible.

NWMLS - Data, Downtime, Insurance, etc.

  1. Upcoming Data Changes
    On July 3rd, NWMLS Database Download Policy/rule revisions will go into effect as approved by the Board of Directors.  The download policy (available on the Discover website) is being adjusted so that the real estate “Website Fields” better describes the data authorized for member use and display.  Another change expands the authorized data display to include listing price history, DOM, and CDOM.  Displaying DOM information also requires that CDOM is also displayed.  NWMLS Rule 27 is in effect with on July 16 with the new language.
     
  2. Downtime
    NWMLS as announced scheduled downtime for Tuesday July 8th from 9 PM to 6 AM.  All systems will be offline for scheduled maintenance.  The resulting impact on updating real estate broker websites is currently unknown.
     
  3. Health Inusurance
    Regence has announced an individual plan rate increase effective 8/1/08.  Group Health Co-operative has recently developed an individual plan that allows members to use the physician of choice.  See the Discover website for additional information.
     
  4. NWMLS Golf Tournament
    Registration is now available on the Discover website.  The North Golf Tournament will be held at Snohomish Golf Course on Thursday, August 7th. The morning tournament will be Stroke Play Format and the afternoon will be Scramble Format.  Cost is $65.00 and includes green fees, a power cart and lunch.

 

NWMLS Status & Boundary Changes Jun08

The NWMLS formally notified member Washington real estate brokers and subscribing agents of changes to Listing Status procedures and area boundaries for the Bellevue and Renton market areas.

1. Listing Statuses

On June 24th 2008 availabity statuses will be modified ”to more accurately reflect the state of a listing”. Active STI will fade into history … becoming the new “Pending Inspection” status.  Two more new statuses will also come into use … ”Pending Feasibility” and “Pending BU Requested”.  All of these new Washington real estate listing statuses will appear in Hotsheet reports. 

Like the old Active STI status, Pending Inspection will be used when the property has a signed Purchase and Sale Agreement subject toand has a scheduled home inspection.  The new Pending Feasibility and Pending BU Requested statuses are self explanatory and used where a purchase and sale agreement is pending a feasibility study or when the seller wants back up offers for their property.

When home inspections or real estate feasibility studies are complete the listing must be changed to Active or Pending, according to their results.  NWMLS emphasized “The pending date should not be altered when a listing is changed from one pending status choice to another”.  The pending date should be entered as the day the real estate purchase and sale agreement first reaches mutual acceptance.

These new pending statuses are considered off-market and are not expected to effect Washington real estate data or any of our network websites.

2. New Bellevue & Renton Boundaries

NWMLS also announced implementation of boundary changes for the Newcastle/Renton area, to better reflect the actual market areas around Bellevue and Renton.  Brokers and agents should quickly familiarize themselves with these changes to areas 350 and 500.

nwRealty Blog Migration

June 9, 2008

I recently realized just how daunting the task of migrating a year’s worth of entries from our two ActiveRain blogs will truly be.  Importing the text was a snap … but now I must go back to resize and/or realign each and every image.  I reached a stopping point for static page creation this morning and will now resume migrating the most popular and relevant of our blog entries.

I plan to organize this new blog into three main sections … (1) announcements to include web analytics and market reports, (2) technology, and (3) real estate “do-it-yourself” SEO.  Writing code comes much easier for me than authoring and organizing text so this task will take some time to complete.  I’ll make an effort to post blog updates.

We also have two nwRealty Network additions to announce …

  1. REUSA NW and their agents from branch offices in Tacoma, Dupont and Shelton.  We’re adding custom content to their site and their listing and company promotion to nwRealty.Com this week.
     
  2. RE/MAX Valley Homes from Mount Vernon up north in Skagit County.  We advertised their services beginning in May and delivered a substantial amount of leads and exposure for them.
